Self-Help Housing
What is Self-Help Housing? Self-Help housing is a program created by the United States Department of Agriculture (USDA) to help low-income families build modest homes in rural areas throughout the United States. Each household must provide 65% of the labor needed to build their homes. That translates to at least 30 hours a week for about 10 months. What are the income requirements? USDA-Rural Development provides loans for this program. To qualify for the program, your adjusted income can be no more than 80% of median income for Hood River County. For a family of four, that means no more than $31,050.00 after certain adjustments. Childcare expenses may be used to adjust the income. Please contact HOPE to help you determine your household's adjusted gross income. What about my credit? Does it have to be perfect? Your credit will be checked when you apply. There are credit guidelines that you will have to meet in order to qualify. For example, if you have had debts discharged in a bankruptcy within the last 3 years, you will not qualify. After the 3 years are up, you can be considered. Also, you should have a record of no late payments for at least 6 months prior to applying. How long will it take to build my home? Once you get started, each household will be responsible for working about 30-35 hours a week. Friends and relatives can help you to build, with prior approval. Each family should expect to work about 10 months to complete their home. What kind of house will I be building? What choices do I have? HOPE will have a few different floor plans available for the self-help homes. The plans will be for modest single story homes with a choice of 2, 3 or 4 bedrooms and 1 or 2 bathrooms. You will be able to choose your color scheme and add some personal touches. All homes will have attached garages.
